HECM reverse mortgages

A Home Equity Conversion Mortgage (HECM) is an FHA-insured reverse mortgage for eligible homeowners age 62 or older. It converts part of home equity into loan proceeds under program rules.

Who might consider this program?

An older homeowner exploring ways to use home equity may compare a HECM with selling, downsizing or other borrowing options.

Eligibility and documents

Applicants must meet age and program requirements, complete HUD-approved counseling and undergo financial assessment. Taxes, homeowners insurance and property charges remain the borrower’s responsibility.

Property considerations

The home generally must remain the borrower’s principal residence and meet property requirements. Occupancy and upkeep obligations continue.

Limits to understand

Interest and fees add to the loan balance over time, reducing remaining equity. The loan may become due after certain events, including a failure to meet occupancy or property-charge obligations. Blaze is not affiliated with HUD or FHA.

Do I still pay property taxes and insurance?

Yes. Those obligations continue and failure to meet them can affect the loan.
