HELOC versus cash-out refinance

A HELOC generally adds a revolving line secured by the home, while a cash-out refinance replaces an existing mortgage with a larger one and provides proceeds. The right comparison depends on the full terms and your goals.

What changes in practice?

HELOC rates are often variable, and payments may change. A cash-out refinance changes the terms of the first mortgage; compare that entire loan, not just the amount of cash received. Both use home equity and can put the home at risk if obligations are not met.
