Eligibility and documents

A Certificate of Eligibility establishes the service-related benefit, but the lender also reviews credit, income and occupancy. A VA funding fee may apply; some borrowers are exempt.

Property considerations

The home and occupancy must meet VA and lender requirements. Appraisal and property review still apply.
